Asset management involves precisely what the term suggests – the effective oversight and optimization of a property. As an asset manager, the tasks vary based on the property's strategy. My primary focus is on value-add, where the goal is to enhance the property's value through strategic improvements. For instance, with a recent care property acquisition, our agenda includes painting, adding parking spaces, fixing plumbing, and more – all aimed at elevating its overall value.

This strategy applies to every real estate venture, whether single-family homes or multifamily units. In my experience with a single-family property in Lawrence, Kansas, a complete renovation was the chosen path. As an asset manager, my responsibility is to ensure everything progresses seamlessly. When dealing with renovations, accountability becomes paramount. Contractors must adhere to the agreed-upon plan, as we are investing substantial resources to enhance the property and cater to our tenants' needs.

In asset management, possessing a certain assertiveness is crucial. Holding people accountable, especially contractors and property managers, is an integral part of the role. The asset manager's role becomes even more critical when dealing with remote partnerships. In my case, most of my partners are out of state, with only one local property manager. While the property manager focuses on day-to-day tenant interactions and property maintenance, my role as an asset manager is to oversee the broader aspects of property enhancement.

Communication and collaboration are paramount in this dynamic. I work closely with the property manager, ensuring they meet their responsibilities while also providing additional support as needed. Asset management involves a holistic view of the property, from overseeing renovations to liaising with the city for permits. It requires strategic delegation of tasks and clear processes to ensure effective management.

Boots on the ground play a significant role, and being physically present near the property is ideal. However, tools like Asana help bridge the gap in remote management. Platforms like these allow for efficient tracking of property updates, facilitating collaboration between team members, even if they are geographically dispersed.

Taking meticulous notes during property visits is a habit I swear by. Whether it's a small detail or a significant observation, documenting everything ensures that nothing falls through the cracks. In the pursuit of perfection, constant learning and adaptability are key. Asset management is about continuous improvement, effective communication, and maintaining a keen eye for detail.
